About Loma del Mar
Loma del Mar is a gated residential community and recreational park in the hills above San Carlos, Sonora, Mexico, a few minutes from the Sea of Cortez. Founded in the late 1970s as a trailer park, it has grown into a mix of casitas, cottages, and full-size homes, with a heated pool and hot tub, a cultural center with a full kitchen, a palapa entertainment center, a gym, a pickleball court, a library, and about 3.5 acres of gardens and green space. Most residents are retirees from the United States and Canada who live here year-round or for the winter season.
Who runs the community
The land is owned by a Mexican corporation, Inmobiliaria Loma del Mar (ILM), which holds the state license to operate the property as a recreational park. Residents belong to the San Carlos Trailer Club A.C. (SCTC), a non-profit association with an elected Board of Directors. The SCTC hires the park staff, provides 24-hour security and maintenance, and bills members for upkeep and utilities. The park office, maintenance crew, housekeeping, and security teams are all bilingual.
How ownership works
There are two ways to own here. In the original area you purchase a membership, which gives you the buildings and furnishings on a lot plus exclusive, renewable use of the land. In the newer Estates section you buy the lot outright through a fideicomiso (bank trust), the standard, legal way foreigners own coastal property in Mexico.
